Here at Catalyst Land Solutions (CLS), we have plenty of experience in building development projects from business parks and schools to mixed housing, and smaller, exclusive developments.
To give you an idea of what we do, here are just some of latest the projects that we have worked on:
Church Farm, Wavendon
This 57-acre site has outline planning permission for 350 dwellings granted on appeal in August 2016. We have been the project manager of both the original application and appeal on behalf of the promoter. We were delighted that we managed to get a positive decision from the appeal.
We also negotiated on the S106 planning obligation legal agreement for the developers, getting the final amount reduced by 20%, which was a really pleasing outcome. These planning obligation payments relate to the new residents of developments using amenities and infrastructure such as roads, public spaces and so on and Local Authorities must be able to legally justify the level of contributions being sought.
This is a smaller, 12-acre site that has been secured and promoted through the Central Bedfordshire development plan. We identified the site, secured a promotions agreement between our client and the landowners as currently project managing the consultant team on the promoter’s behalf. During 2016 we undertook the production of the pre-application submission. We are also acting as consultants to the promoter and are in ongoing liaison with the landowners.
South West, Milton Keynes
This is a 60-acre site in South West Milton Keynes that has long been identified as suitable for development. Outline planning permission is being sought for 1,800 new homes as well as a reserve corridor for a future Bletchley bypass as part of a wider consortium-led application.
We have been project managing the consultant team on behalf of two landowners in order to make sure they get best value for their land, as well as liaising with other consortium members.
The application is due to be considered by Aylesbury Vale District Council in May 2017
Warren Farm, Ampthill
This 13-acre site now has permission for 134 new homes. We have worked on the project management of the consultancy team in order to get all the reserved matters including design codes submitted to the local authority – these are the details that are not included in an outline planning permission application such as detailed house designs and construction materials. We have also worked with the stakeholder group and local authority.
Greens Court, Woburn Sands
This is something rather different – a development of 29 apartments, six new houses and the conversion of a hotel to create nine apartments for people over the age of 55.
We identified and acquired the site for the developer, have project managed the consultant team for the planning application and negotiated against an adopted policy for affordable housing, resulting in the developer providing no affordable housing in the development. We have also undertaken extensive negotiation with the town council and local stakeholders.
CLS embody the maximisation of the value of land and property assets for their clients. In this example CLS acted on behalf of a landowner in the freehold sale of 0.5 acre site which was highly sought after by a leading developer.
